Market Update

Are we at the bottom for Miami Real Estate sales of condos and homes? We are near the bottom of the market but there are many existing factors that will continue to influence the Miami and South Beach real estate market. These factors include rising unemployment, the credit crunch or tight credit, differed foreclosures due to the foreclosure moratorium, loan modifications, The Alt-A time bombs, overpriced condos and homes, shadow inventory and walk-away underwater condo and home owners. The foreclosure moratorium is about to expire for Miami and South Beach condo and home owners. Loan modification is a temporary solution for Miami and South Beach condo and home owners. Within a few months most are back into delinquency. Many banks are still sitting on a large inventory of condos and homes not yet listed. It is estimated that only 30% of these bank owned condos and homes are currently listed on the MLS (multi listing service). With the decline in rental / leasing rates or the inability to rent condos or homes, many are choosing just to walk-away from these underwater condos and homes in Miami and South Beach. Many Alt-A loans given to borrowers with good credit but the inability to document their incomes are expected to adjust within the next year. The luxury segment has enjoyed immunity but now the inventories are growing for high end condos and homes with slowing sales. These high end condos and homes are at the exact point that the rest of the Miami real estate market experienced approximately 2 years ago. What does this all mean?
